Preconstruction / Estimating - Department News (link)

Gryphon’s Preconstruction / Estimating Department continues its push forward into the New Year. Currently, Gryphon is gearing up for the future and getting ready to start some of South Florida’s premier construction projects.

The New Year will bring Gryphon’s Team its largest challenge to date. Our Pre-construction department, still under contract with Boca Developers on their Biscayne Landing development in North Miami continues their work in planning their newest jewel. The centerpiece of this 200 acre master planned community by the bay is called Town Center, and Gryphon Construction is presently preparing its field operations teams for a second quarter start. Phase I alone will be in excess of 3,000,000 square feet, have eight major building structures and a 460,000 square foot below-grade parking facility. The Project’s total construction costs are presently budgeted at over $780,000,000. This mixed use complex will also include an office tower, hotel, condominiums, retail space, a specialty grocery store, a fitness center and more. The entire Town Center will be LEED certified from silver to platinum levels.

As you already know, our Capital At Brickell project in downtown Miami has begun foundation operations. Production pile operations have begun. The re-design of the North tower to a luxury 4-star hotel is almost completed. We are presently preparing a revised budget for the entire complex to assist the Owner in securing the necessary financing required for a second quarter start-up. This newest Miami icon will tower over 500 feet into downtown Miami skyline. The $325,000,000 project will be Gryphon’s second project for Cabi Developers. We have recently completed the Everglades On The Bay concrete structure. The twin 50-story towers contained almost 2,000,000 square feet of elevated decks, 120,000 cubic yards of concrete and 13,000 tons of reinforcing steel. Gryphon continues to provide Construction Management services to the Owner and will be on board until final completion in the third quarter of 2008. Our Construction Management Team acts as the Owner’s representative, overseeing all aspects of construction on the Project and acting on behalf of the Owner.

NAYA, a boutique 42 unit condominium project on Miami Beach is another one of Cabi Developers projects we are currently under Preconstruction Contract for. The 7-story, 42-unit "boutique" condominium Project is presently in the Construction Document and permitting stage of development. A construction start is planned for June of 2008.
